*When you are looking on the Internet for a Home, you DON'T have to call the listing agent to see it! Remember the listing agent represents the seller, you will want to have an agent represent YOU. If you see a home, somewhere else, and want to see it...Give me a call!
*When you Buy a new home, if you DON'T have an agent they WON'T negotiate the commission off of the sales price! This is a HUGE misconception....Builders will not take money off the of the sales price if you don't have an agent, they are happy to keep that money for themselves...You would be better off, having an agent, to protect you, and asking the agent, to give you a "rebate" particularly if you found the new construction property on your own.
*When you go in to a model home, or a sales trailor, they will ask you to fill out a registration card. If you want to have an agent represent you, but you have not selected one yet, or your agent is NOT with you at the time, decline to fill out the card. Many builders have very strict rules about agents, if your agent does not visit the site with you when you first go in, or if you fill out the card and don't indicate you have an agent, the builder will keep all of the commission..there goes your rebate.
*Most agents work on 100% commission. Yes, it's true. So, if you decide on an agent, be loyal and sincere about your intentions. There is nothing worse for an agent, who works hard, than a prospective customer, "working" a couple different agents at once. If you find an agent, who you feel comfortable with, works hard and protects your best interests......be fair, honest and be loyal. In essence, treat them as you expect to be treated.
