Before I became an agent I tried to sell my home on my own. I came to the realization that I needed some help! I interviewed a few agents and could not understand why the commissions were so high. Of course, it was when I became an agent that I realized. When an agent takes on a listing, they are taking a big risk. Let me explain. In the movie Erin Brockovich, one of the plaintiffs in the law suit was upset when she was told that the attorney would get 40% of their winnings.....Then Erin said "Tell them what you get, if you don't win them the law suit" the attorney said "I Get Nothing!!" and he loses everything he has invested.
So, imagine, you went to work one day, and were told, you'll have to do your job, pay for all your own office supplies, give all your time, energy, effort. Have to be available 24/7 and Oh you might not get paid?? What would you say..? Well, you would probably say a couple of things (like I need to find another job) or, the reward better equal the risk. So there you have it. The answer to the age old question.....why are real estate commissions so high?? Unless an agent takes a retainer fee to cover all their marketing expenses and time, they are taking a risk in investing in a home as a listing.
